- Our first conversation with new customers is usually by phone. We'd like to know a little about you, your house and what you want to accomplish in a remodeling project. The process for a simple repair is very different from the planning that needs to take place for a whole house remodel and we just want to help you determine the path that suits your needs best.
- Our first visit to your home is always done at no cost or obligation to you. This first meeting is more of a meet and greet for each of us to get to know each other better. We want to understand how we can help you while at the same time provide you with the answers to your questions you have about who we are and how we operate.
- Budget is an essential focus of our process. Too often we see plans developed by a designer sitting on a shelf because they are too expensive for the customer's budget. From the very beginning we will help you set a realistic budget for your project and then every step of our process returns to that budget criteria before proceeding to the next step. We can't proceed with a design without a clear understanding of what the budget is.
- The first real step in our process is a determination of Feasibility. Can you build what you want for the budget you have set? For smaller projects like basements, bathrooms and kitchens we start with a rough budget projection, start design drawings and make basic product selections and the results are presented to you as a proposal.
- For more complicated projects like additions and whole house remodels we conduct a Feasibility Study. Preliminary plans and specifications are prepared, basic product selections or allowances are assigned, and we have the major sub-contractors prepare preliminary bids for their portion of the work. We then compare our preliminary budget with the preliminary design drawings and ask the questions: Is this what you want? Is this the right budget for that project?
We have learned from experience a project costs what it costs based more on your choices then what we want. Our goal is to guide you through this process and help you design your project to satisfy your needs within the budget you have set.
Our fees for this first step vary based on the service we are providing and are discussed at our first meeting. Our process is based on charging you for only the services you need, with no commitment to proceed if things are not working out.
- Once the decision about Feasibility is confirmed we move on to the working Drawing Stage. The actual working drawings necessary for permitting and final bids from Trade Partners are prepared. At the same time you will be working with our product selection specialist to choose the exact components for your project. We will remain focused on the budget during this selection process to try and keep you within the budget you have set.
- When working drawings are complete and final product selections are confirmed, the entire project is estimated and rebid based on this final version of the project. A complete contract for construction is presented and reviewed with you and then it's time to sign. The working drawing portion of the process normally costs about 5% of the value of the project we are planning and a 10% deposit is required at the time a contract is signed.
- Construction will be scheduled to begin approximately 4 weeks after the contract is signed. During this time we prepare your project for construction internally. Sub-contracts are issued to subs, the building permit is obtained and we start to order the materials and fixtures that will be used in your project. You will be asked to verify all materials and fixtures and sign off on the selections before we actually place any orders.
- Construction will begin with a pre-construction meeting between all parties: you, the designer/salesperson, the production selection specialist, our production manager and our lead carpenter. We will discuss the entire project and set ground rules in place for the entire project.
- Work begins immediately after this meeting and will proceed every day until we are finished. WE PROMISE TO BE ON SITE EVERY DAY UNTIL WE ARE DONE. The only provision to this is, there needs to be something for us to do. As projects near completion, things will slow down as we wait for final materials to show up. For instance, shower doors can not be ordered until ceramic tile is installed and takes 3-4 weeks to manufacture.
- As the project nears completion our Customer Service Manager will meet with you to review all of the work and plan the completion. He will work with you to finish any small details and any warranty problems that may arise as you move into and enjoy your newly remodeled home.
